Thank you for choosing to stay with Basalt Wines. We’re delighted to share our vineyard and farm with you. To ensure the comfort, safety, and enjoyment of all guests, the following Terms & Conditions apply to all accommodation bookings.

1. General Conditions
- Maximum occupancy: 2 x person occupancy per luxury cabin (room size 42m squared)
- Minimum age: Guests must be 18 years or older.
- Access: Stairs to enter accommodation.
- Pets: No pets permitted. While we completely understand the importance that our furry friends play in our lives,, as they are a crucial part of our lives too, we don't allow for guests to bring their pets to stay at the accommodation
- No smoking: Strictly no smoking inside accommodation or on the property grounds.
- Working farm: Basalt Wines is a working farm and vineyard. Guests are asked not to enter restricted areas or approach farm machinery or animals. There are farm beehives on the property.
- Room inclusions: Wireless internet, outdoor setting, dining setting hairdryer, mini fridge, television, decking, mini bar, linen and towels provided, lounge area, weekly room service, outdoor fire pit, fireplace , Bose wireless speaker, air conditioning, heating, ceiling fans, microwave, tea, coffee machine, (No kitchen supplies).
- Mini bar & honesty bar: Items consumed will be recorded and charged to your account at checkout.
- Cellar door open: Wednesday to Sunday, 10am-5pm. Lunch Hours:12-3pm.
- Summer Opening Hours: Open 7 days from Dec 27 to Jan 19.
2. Booking & Minimum Stay ( some of these will change at times)
- Standard Minimum Stay: 2 nights for Fri & Sat
- Public Holidays: 3-night minimum.
- Labour Day long weekend +20% Port Fairy Folk Festival
- Easter & Melbourne Cup Weekends: 4-night minimum.
- Christmas & New Year’s Period: 5-night minimum. No arrivals or check-out permitted on 25 December, 26 December, or 1 January.
3. Check-In & Check-Out
- Check-In: Between 3:00pm - 6:00pm.
- Check-Out: By 11:00am on the day of departure.
- Early check-in or late check-out may be available by prior arrangement and may incur additional fees.
4. Payment, Cancellations & Amendments
- All reservations require full payment upon booking. Due to the boutique nature of our two luxury cabin accommodation, we are limited in our flexibility to cancel or amend reservations.
- Accommodation cancellations made:
- less than 7 days prior to arrival: No refund will be provided.
- 7 -14 days prior to arrival: You will receive a 50% refund of the total booking amount, minus a $100 administrative fee.
- More than 14 days prior to arrival: You will receive a full refund, minus a $100 administrative fee.
- Food & Beverage Orders: Must be cancelled at least 48 hours in advance. Late cancellations will be charged in full.
5. Cleaning & Guest Responsibilities
- Guests are expected to leave rooms in a reasonable and tidy condition.
- Please place dishes in dishwasher, dispose of rubbish in bins provided, and ensure personal belongings are taken.
- Excessive cleaning required (e.g., stains, strong odors, or disorder beyond normal use) may incur additional fees.
- Any damage or loss to property, furnishings, or equipment caused by guests may be charged at repair or replacement cost.
6. Noise, Visitors & Events
- Please observe quiet hours after 10:00pm.
- Parties, gatherings, or external visitors are not permitted without prior written approval from management.
7. Parking & Accessibility
- Onsite parking is available for guests. Vehicles are parked at the owner’s risk.
- As a farm-based property, accommodation may not be suitable for all accessibility needs. Please contact us before booking if you have specific requirements.
8. Safety, Liability & Force Majeure
- Guests are responsible for their own safety and the safety of their belongings during their stay.
- Basalt Wines accepts no liability for injury, loss, or damage sustained while on the property.
- In the event of weather events, natural disasters, or unforeseen farm operations, Basalt Wines reserves the right to cancel or amend bookings. In such cases, management will offer to reschedule or refund at its discretion.
9. Privacy & Security
- Guest privacy is respected at all times. Staff will not enter accommodation unless necessary for maintenance, safety, or housekeeping.
- Security measures may be in place across the property for the safety of all guests.
